The Built Product:
Beautifully-designed, newly-constructed 1,300 SF bungalows (“Swans”) built in dense neighborhoods experiencing overdemand and displacement. Positioned as a unique and crafted alternative to the undifferentiated, cheaply-built, bulk townhome product. Intended to be sold at best-in-market pricing for new construction.The Mechanism:
- Raised $1MM+ as a standalone round for speculative single-family housing development
- Target acquisition 50,000 SF of land, subdividing into parcels each measuring 30’ x 100’
- Building and selling Swans for a fixed 30% return on investor equity
Execution
A smaller floorplan, the replacement of a garage with a pergola, and the ability to utilize uncommonly-proportioned lots allows Portixo to offer each Swan at better-than-market pricing, while still providing strong financial returns to investors.

Swan Exterior
Each Swan sits on a 4-foot elevated foundation and is clad in a tight wooden siding with energy-efficient, double-hung windows. The floorplan includes three porches, each with a dark standing-seam zinc roof. The side porch is fully screened for comfortable lounging and is accessed from the primary living area. The property is fully fenced for privacy and security and a two-car-wide driveway is fully enclosed by an automated wrought iron gate.
Swan Interior
The interior is light and spacious with 12-foot ceilings, honeyed hardwood flooring, and a modern yet warm lighting package. An exterior doorway in the primary living area leads to a screened side-porch, while a set of French patio doors leads to a lush backyard. The open-concept kitchen features an 8-foot island with white quartz countertops, stainless steel appliances, modern vent hood, and a subway tile backsplash.

Historic, well-built single-family homes purchased to be relocated and placed on blighted or underutilized lots in emerging neighborhoods. Intended to be sold to community members at achievable prices.The Mechanism:
- Raise $500,000+ as a standalone round of funding for single-family housing relocation
- Acquire 25,000 SF of land to subdivide into half-parcels measuring 50’ x 100’
- Structurally relocate preservation-quality homes
- Sell retrofitted homes for a fixed 25% to 35% return on investor equity
